Custom Home Contract Options

Browdy & Browdy offers its clients the opportunity to select the following options to contract builder services:

Design-Build - Cost Reimbursement:
This option allows the client to contract individually with the design professional of the client’s choice. Browdy & Browdy will work with the client’s design professional to update pricing throughout the design process. Upon completion of the design documents, Browdy & Browdy will budget price the documents for the client. This gives the client the benefit of the current market pricing. The contract will provide that the client reimburse the builder for all costs of the job plus a fee for the builder’s services. Perhaps the most client-friendly aspect of this approach is that there are NO CHANGE ORDER FEES.

Design-Build - Cost Reimbursement with Guaranteed Maximum:
This option also allows the client to contract individually with the design professional of the client’s choice. Browdy & Browdy will work with the client’s design professional to update pricing throughout the design process. Upon completion of the design documents, Browdy & Browdy will budget price the documents for the client. This gives the client the benefit of the current market pricing, however, the costs can increase in the event market conditions change during the construction process. However, in no event will the client’s cost exceed the maximum pricing stated in contract documents. The contract will provide that the client reimburse the builder for all costs of the job plus a fee for the builder’s services.

Fixed Price Contract:
This option eliminates any price risk to the client for increased costs of the designated design. Browdy & Browdy will fix the price of the construction based on the design documents at the time of contract. The costs are not subject to market trends and the client will have the security of a fixed price contract unless the plans or specifications are changed during or after the contract is executed.
